parking garage. >> good morning, steve lee with sfmta. the two items before you one is a lease for the japan center garage with the japan center garage corporation. and a lease with the uptown parking corporation for the sutter stockton garage. both of the general terms for both leases are essentially the same. they are 10-year leases for $1 and they both have two 5-year options to extend. a provision of termination for cause with a 90-day notice. both leases are updated to incorporate new provisions and that include sfmta facilities and management regulations, corporation employee hiring guidelines, and a change in the capital set aside from a percentage net income to an annual fixed amount. the japan center garage totaled 920 spaces and generates $4.2 million annually and accommodates 500,000 transient vehicles. the sutter stockton garage is 1 865 spaces on 12 levels. this garage generated l12.8 million annually and accommodated 500,000 transient vehicles annually. the japan center garage corporation lease, the current lease was entered into in 2002. the current lease expire

. >> good afternoon. i am steve perry with brandel architects. i am the architect of record and i have additional documents i would like to hand out. so what i am handing out to you is some additional renderings and diagrams showing the urban design and new elevations with context. so here we have our building, an aerial view, showing the context and just to start off i want to show you we have the b of a data center to our west, mercy housing to our east, and the new crescent heights building to our north, and if you could please turn two pages to the first diagram. so what i would like to do is back out a little bit and show the urban form and how it's shaped in the downtown area where it starts to build up into the market van ness area. in our first move with our building what we have done is kept our low rise towards mission street and hi rise coming down the tenth street and towards market . and as the building turns we have our low rise on mission again. this allows light to come into jessie street and also lets views come -- views from crescent heights. and looking at the
to these. >> thank you to the mta. >> chairperson chu, steve lee. >> it sounds like the mta concurred with the findings and was working to resolve the issues, but on the larger issue about whether or not this financial structure is still one that ought to continue moving forward. it appears that the mta is applying the policy very differently. and so in two structures they are dissolving of that original non-profit intermediary structure and two, recommending to move forward. can you explain what your board's rationale was for having an inconsistent application? >> supervisor, in addition, to the non-profit, the mta currently has in existence we have portsmith garage run by the rec and park department. so actually five non-profits existed as part, that we looked at as part of the inwinding of the bonds. what the mta board requested to do to go to the four non-profits that we oversee and have a [pha-ults/] discuss with each of the non-profits to see where they were in terms of unwining and serving in an advisory capacity. two of the non-profits choose to unwind their corporate struct
later construction update. >> good morning directors, steve with turner construction. even with the holidays it was a very -- [ inaudible ] you have heard some of these statistics already earlier this morning, but the last period, the month of december there were no recordable or lost time incidents on the project. we have -- you saw the 700,000 plus man hours to-date throughout the entire project and taking into account the current work on the transit center, all the work under webcor's contract, 600,000 craft hours through the end of 2012. and that is about 38,000 completed over the last period. the most significant progress has been made in the excavation and there is some statisticks there of where we are. the ultimate news is that we're about 50% complete with the overall excavation of the project. you heard 27 5,000 cubic yards have been removed. so we're right on track. there some of the other highlights, the water, the auxiliary water system work continues on mission street, working on 2nd back towards the beale street end of the project and that will be ongoin
. >> thank you. >> good morning directors, steve with turner construction. another good period of work put in place these last -- this last month. let's see if question get we can get this going. 561,000 craft hours through the end of november/early december. a little more than 11,000 since we last spoke. the hours represent about 160-200 workers in the field on any given day across multiple shifts that we're running. and later in the report, there is a tally. that is over a thousand unique jobs during the transit center construction including utilities. so that is craft people, a thousand craft people having worked or touched this project as reported in the certified payroll system. the sc contractor made their milestone of 162 and actually completed 165 and is on track to finish on on-time. the excavation continues and the rains that we had a week or so ago slowed things down with a little mud at the bottom of the excavation, but it continues to move west to east and under fremont street is the next step. the access trestle was completed all the way to fremont street. so the contr

is it steve crabiel. >> i'm with tool works a human service agency that provides services to more than 500 adults with disabilities throughout the bay area. we provide vocation and community living services. we are a member of the community alliance of disability advocates known as cada. what is not working? housing is not working. we need more accessible affordable housing for the folks that we serve and frankly for our staff. we also need affordable/accessible housing for community-based organizations like tool works. so the price of staying in the city is getting too difficult. and we need to be able to, as an organization to be able to stay here, so we can maintain the social safety net for people with disabilities. what is working? supportive living services are really working for individuals who are eligible for regional center funding. so these are services that allow people to live independently in the communities of their choice, with supports. and and primarily for people with developmental disabilities. so that is great, but what is not working are the same services, those c
